July's market data are in, and it is looking like June was in fact our peak for the year so far. Although July closed out with a very strong median 13 days on market, new listings dropped 20% to only 294 and sale price is 98.8% of list price. This shows a modest slump year-to-date, but compared to 2025 we're in almost exactly the same place. Both median sale price and # sales are within 2% of their 2025 values at this time. If this was the December report we'd be saying that 2026 was a new chapter in the same book as 2025.
...Except for the timing of those new listings, which was very different. April saw a huge jump in new listings, likely as a result of pent up demand from a tough Feb/March in the weather department (Chatelain RE was actively considering opening a snow plow division at that time. Fortunately, co
oler heads prevailed.) But in spite of that huge jump in new listings in April, total new listings YTD are up less than 2% over 2025. New chapter, same book...
