Although July closed out with a very strong median 13 days on market, new listings dropped 20% to only 294 and sale price is 98.8% of list price. June Market Update
Well, the long-awaited spring market is officially upon us!! Days on market has plummeted from a high of 45 in January to 8 at time of writing. In addition, median % of asking price received ticked up to 101.5% for the first time since June of last year. On the whole, we are finally seeing a strong and fast market after a slow start to the year.

The frenzy of COVID bookings has clearly ended and now the vacation market is stabilizing, though at higher prices and higher demand than pre-pandemic levels. April Market Update
At this time in March there was snow on the ground, winter storm damage everywhere, and an historic chill in the real estate market. At time of writing we're enjoying our second day in a row of 70+ degree weather, and the daffodils are in full bloom (though there's still a lot a storm damage in this intrepid blogger's yard). March Market Update
Snow wasn’t the only thing falling last month. According to market data released this week by the Association of Realtors, the Cape logged our lowest-EVER number of new listings for the month of February. Not only that, but new listings dipped between January and February for the first time since 2015 (which was also a brutal winter). Literally every metric we track was down for last month.
