Cape Cod Real Estate October Market Update
September's numbers are in, and the Cape Cod Real Estate market showed continued signs of long-term stability while following expected seasonal trends. It doesn't get much more boring than that. Careful observers may note that median sale price for a single family home reached a record price of $899,000 in September. This represents a massive leap over August's median price of $815,000. However, in the same period the average sale price increased by only .2%. This disparity between median and mean suggests that September's spike was an outlier and next month's median price will revert to the norm. Stay tuned for more in next month's market update.
In spite of expected seasonal monthly increases in closed sales, new listings and median sale price between August and September, year-to-date numbers for almost all metrics remain nearly flat. This important factor continues to suggest that the Cape Cod Real Estate market will be closing out 2026 in nearly the same place that we ended 2025.
Stability may be boring, but it's good boring! Predictability gives buyers the confidence they need when evaluating a home for sale, and sellers the solid data they need to develop a sound marketing strategy for their home.
