Happy Summer dear readers! And what a summer it's been for Cape Cod Real Estate - June entered with a bang, and this month's numbers are showing how loud that bang was - nearly 30% more listings closed in June than the month before, and they sold for a comfortable 3% higher price.
However, we are seeing signs that the fireworks from June are starting to fade - median days on market for single family homes went for 8 to 14 days, and new listings fell off by 15%. Speculation around the water cooler at Chatelain HQ is that some of that dip is merely a result of pent up demand from March/April having run through the system. The fact that YTD median price is spot on what it was in 2025 supports this idea, but time will tell...
One interesting anomaly that jumped out at your intrepid blogger was the divergence of median and average days on market. Median went up to 14, but average ticked down 2 days to 38. Our best guess is that units that went on the market in Jan/Feb but lingered due to the weather shut down are finally getting their due and starting to close - as those longer-tenured listings clear the marketplace the mean drops.
