Cape Cod Real Estate September Market Update

The game of 'catch up' continues... As suspected, Cape Real Estate market data from August continue to reflect a later sale season than usual.  By this time last year lagging indicators like price and # of closings had already started to drop off or level off after early summer highs.  This year we're seeing a late spike in price and a later drop in closings than we are used to.  

On the other hand, leading indicators like new listings are showing timely strength, hopefully portending a busy fall market for buyers and sellers alike.    Overall, buyer demand remains strong with the single family median DOM creeping up to 19 days in August from 13 in July, but with some signs of softening as % of listing price received fell to 97.9% after reaching a peak of 98.5% last month.  These are small moves, but worth watching as we move towards the cooler months.
